    In 2013, Castle and Bishop Financial offered our client, a European Investment Fund, the opportunity to purchase a $150 million Commercial Mortgage Loan from a CMBS Special Servicer.  

    The mortgage collateral included 748,950 square feet of Tri-County Mall, a 1,261,430 square feet Super Regional Mall located in Cincinnati, Ohio. The Property was anchored by Dillards (235,850 sf), Macys (227,000 sf) and Sears (285,480). Macys owned its’ space and Sears existed on a ground lease. 

    After extensive due diligence, Castle and Bishop Financial was successful in facilitating the acquisition of the property by our client for $31.6 million. Within 60 days of acquiring the property debt, our client was able to flip Tri-County Mall for $45 million, taking a quick profit of $13,400,000, or the equivalent of an annualized return of 42% within 60 days. Not a bad return in such a brief period of time.
